NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:
1. License Fee. The Licensee shall pay a monthly license fee of ₹[MONTHLY_RENT] to the Licensor. The license fee shall be paid on or before the [RENT_DUE_DATE] day of each English calendar month in advance.
2. Security Deposit. The Licensee has paid an interest-free refundable security deposit of ₹[SECURITY_DEPOSIT_AMOUNT] to the Licensor. The Licensor shall refund this deposit to the Licensee upon the expiry or early termination of this Agreement, subject to deductions for any outstanding dues, unpaid utility bills, or damage to the premises beyond normal wear and tear.
3. Use of Premises. The Licensee shall use the Licensed Premises strictly for residential purposes for themselves and their immediate family members only. The Licensee shall not sublet, assign, or part with the possession of the Licensed Premises or any part thereof.
4. Maintenance and Utility Bills. The Licensee shall bear and pay all electricity, water, and gas charges consumed in the Licensed Premises during the term of this Agreement directly to the respective authorities. The Licensor shall be responsible for paying the property tax and society maintenance charges (unless otherwise agreed).
